Experienced Property Manager

33  is seeking a full time property manager for our River North office. The primary functions of this role include the following:
  • Quality control and the compilation of reporting packages
  • Managing the maintenance staff including third party vendors
  • Spearhead the communication with property owners regarding the daily operations and budgeting for the properties
  • On site visits and inspections
  • Tenant interactions including maintenance, rent collection, lease renewals and turnover
This position will entail a great deal of variety and we're seeking a dynamic professional who can be a self starter and complete the variety of tasks in an efficient manner. This manager will work alongside our Director of Property Management. We are seeking candidates who possess the following skill sets:
  • Experience in property management required
  • Proficient in Microsoft Office Suite
  • Must have strong organizational, analytic, and time-management skills
  • Ability to work independently with minimal oversight
  • Willingness to periodically be on-call for night and weekend emergencies
  • Professional in attitude and appearance
  • College degree strongly preferred

Junior Accountant for Construction firm

Privately held Real Estate & Construction firm seeking a Bookkeeper for our River North office. Job Description • Prepare monthly applications for payment on AIA-approved payment request forms • Manage and communicate cash flow of all active projects to senior management • Collect and reviews project subcontractor/supplier lien waivers. • Monitor working capital requirements for all projects • Enter and maintain change order documentation • Record cost transfers in accounting software • Perform final accounting for all construction projects and handle warranty payments / collections • Participate in project review meetings and visit job sites as necessary • Monitor and follow up on accounts receivable • Manage subcontractor payment distribution • Review owner contracts to ensure all terms and requirements are being met • Contribute to accounting team meetings with knowledge sharing and process improvement ideas • Ensure proper payments to all subcontractors and major suppliers. • Monitor project revenue and assist the project managers in resolving variances • Process real estate commission payments bi-weekly through our online commission invoicing system • Prepare checks to external real estate brokers for cooperative payments To be successful team member, you will need: • Individual must have strong working knowledge of the construction process • Experience with pay requests, sworn statements, certified payroll, waivers and certificate of insurance is needed, as well as experience with various title companies • Excellent verbal and written communication skills • Organizational skills, efficiency, and attention to details is critical • Must be a self-starter that can independently take a project from start to finish without continuous oversight • Must be proficient in all Microsoft programs, especially Excel • Experience with Quickbooks • Proven work experience in construction (2 to 5 years preferred) • BA in Accounting, Finance or equivalent construction experience Please respond with cover letter, resume and salary expectations.
