Marketing Plan

33 creates a custom marketing plan for each client it represents. We work intensively with the seller of the property to create and execute a personalized marketing strategy to achieve the most value for your home in a sale. Our goal is to ensure your property is well publicized and all marketing efforts are directed toward the appropriate target audience. Our experience in marketing, sales, strategy, design (print and photography) helps us connect with the right buyers, and our real estate and other professional backgrounds add precision and focus throughout the transaction.

Realtor Exposure

A large extent of our marketing efforts is directed at top producing agents in the Chicago market. We begin by listing your property on the Multiple Listing Service (“MLS”) for full exposure to all local real estate professionals.

We distribute promotional flyers of your home to local real estate offices.

We stay in regular contact with relocation agencies in Chicago to target corporate transferees and other new residents of the city.

Our agents personally follow up with cooperating agents who have shown your home and provide weekly feedback & showing activity summaries to the seller.

Traditional Marketing

We will arrange for professional pictures to be taken of your unit by a top architectural photographer. Virtual tour options will also be available upon request.

We will create a full color photo brochure for in-home display and distribution during showings and open houses. Your customized property brochures will incorporate professional design and photography along with well-written copy to entice serious home buyers as well as helping your home stand out amongst the rest after a long day of showings.

We hold both traditional weekend open houses, as well as evening open houses to showcase the property in a social setting and to accommodate potential buyers’ work schedules.

We position a distinctive and visible For Sale sign with corresponding fliers in front of your home (if permitted by associations in certain condominium sales scenarios).

Media Marketing

Over 85 percent of home buyers use the Internet to search for homes, making this an essential part of our marketing strategy. To maximize your listing’s exposure online, we feature your home on all of the most popular real estate sites.

Your listing will be featured on the 33 website.

We will market your property frequently on Craigslist in its own custom and professional format.

Email Advertising

Our email campaigns target thousands of local real estate agents and qualified buyer prospects with details and photos of your home, a map to the address and a printable flyer.

We may also send additional correspondence highlighting any Open House events and price reductions.

Print Advertising

We target buyers with a direct mail campaign to hundreds of prospects in your community to announce an upcoming Open House, New Listing, or Price Reduction for your home. Depending on preference, these fliers will be distributed by mail and/or personally distributed at high traffic areas in the neighborhood by our marketing specialists.

Our print advertising campaign includes classifieds and Open House ads in the Chicago Tribune, as well as additional newspaper and magazine advertising specific to the target audience.
