Trailhead was one of the first luxury mid-rise buildings delivered during COVID and in the heart of the rioting in Chicago. With direct access to the 606 Trail and just steps from the L stop, 33 leveraged these qualities and an aggressive direct marketing campaign to attract tenants during this challenging time.

Project Outcome

33 successfully pre-leased 10% of the building prior to occupancy and had the building 50%+ leased within 2 months following occupancy. Our sophisticated reporting allowed us to quickly identify leasing/velocity trends to adjust pricing and concessions on the fly. Between the open houses, events, giveaways on the 606 Trail, ILS marketing, and social media campaigns, we were able to lease apartments both safely and aggressively.
