Full Since 2009, 33 Realty's Investment Brokerage team has been representing buyers and sellers of middle-market assets in Greater Chicagoland and surrounding areas. 33’s integrated service offering model enables us to tap in-house resources to underwrite the operations of functioning assets as well as validate projections in construction, leasing, and management. In addition to providing clients validated proformas, 33 is able to broadcast and source assets through their curated network of owners, operators, and developers. Although the team comes from a multitude of backgrounds, 33 has one goal in mind - ensuring client satisfaction. Whether negotiating the purchase of a note or dealing with structural issues on an asset, having a team with expertise in a number of disciplines enables the group to bring unique and different perspectives to transactions. When working with 33, clients see value at every point in the transaction. To date, the team has closed over $600,000,000 in property value.

SEAN CONNELLY, MANAGING DIRECTOR

As Managing Director of Commercial Real Estate, Sean joined 33 in September, 2014 to build out and expand the commercial investment group. Sean started his career here in Chicago in 2007 working as a Commercial Real Estate Agent specializing in the disposition of mid-market, Chicago multi-family properties for a local boutique investment firm. In this role, he worked with apartment owners, converters, builders and real estate investors, assisting them in meeting their investment real estate goals. In 2002, Sean graduated from Boston College with a degree in Political Science. From there, he went on to study law at the University of Missouri - Kansas City where he obtained his J.D. in 2006 with a focus in Urban Land Use. Sean uses his legal education to help clients with complex transactions including redevelopment, zoning issues, complex financial transactions, note purchases, deeds in lieu sales and creative transfer instruments. Over the last eight years, Sean has worked to solidify key relationships with apartment owners, converters, developers and lenders. Having started his career in the depths of the recession, Sean learned valuation, acquisition and disposition strategies that had to be highly focused and accurate in order to bring challenging deals to a close. To date, Sean has sold over $300,000,000 in commercial property. Sean oversees 33’s Investment Brokerage Team and works hard to make sure that all members bring their clients best interest to the forefront of each deal.

JOHN MEYER, MANAGING DIRECTOR

John Meyer brings over 11 years of commercial real estate investment brokerage experience to 33 Realty, with a particular emphasis on greater Chicagoland multi-family investment sales. He’s represented a variety of owners in the disposition and acquisition of Midwest apartments and has successfully completed transactions valued at over $170,000,000 on behalf of private equity firms, partnerships, non-profits, financial institutions and individual owners. As Managing Director of 33 Realty’s Investment Brokerage Team, John specializes in the marketing and sale of multi-family investment properties from 20 to 250 units. Considered an expert on the middle market of suburban apartments, John’s brokered the sale of over 1,300 units since 2013. John graduated from the University of Illinois at Urbana-Champaign with a Bachelor of Science in Finance and a concentration in Real Estate. On a personal note, he lives in the north side of Chicago with his wife and two kids and enjoys running, golf, and swimming.

CHET KONDAS, DIRECTOR

Since 2011, Chet has concentrated on commercial real estate brokerage including land for redevelopment, apartment buildings, mixed use, and retail in the city as well as suburbs. He has closed a number of transactions totaling over $100 million in the last five years. Chet has a wide range of experience with expertise in sales/marketing, strategic planning, and financial analysis. Before becoming a commercial broker, he had been involved in real estate financing and development projects both in Chicago and Northern Indiana. Chet earned a BA from Northwestern University in International Relations and a MBA from the University of Illinois at Urbana-Champaign. After college, he served 5 years in the Marines as an artillery officer.

BENJAMIN SMITH, SENIOR BROKER

Ben joined 33 Realty in 2018 as a Senior Broker specializing in mixed-use and multi-family investment sales in Chicago’s mid-market ($1M - $30M in value). Having brokered deals across the north-side neighborhoods, Ben brings expert market knowledge and brokerage experience to every client he represents in every transaction. Ben began his career in real estate in 2014 after spending five years out of college working in risk consulting where he advised clients in multiple industries and markets, exposing him to a wide range of business strategies, goals, and services. This experience helped Ben refine a ‘problem solving’ skill-set, enabling him to understand businesses and their challenges from both a strategic and operational perspective. The experience and skills learned while consulting has proven invaluable to his career in brokerage. Understanding that each client and property is unique with their own challenges; Ben takes on the role of both transaction broker and trusted advisor for his clients. Being deeply involved in the cross-business development of 33 Realty’s comprehensive suite of services; Ben assesses the needs of each client and property and offers value-added solutions beyond the transaction, including 33 Realty’s property management and leasing services as well as re-development and renovation opportunities through Cubed Construction. Prior to moving to Chicago, Ben graduated from the Kelley School of Business at Indiana University with a bachelors in Finance in 2010.

DAVIS EDGERLY, BROKER

Davis joined 33 Realty’s investment brokerage group in 2014 after working in finance for six years. His experience working on a trading desk at both a large institutional bank and private hedge fund provided Davis with great exposure to a wide variety investment strategies and asset valuation. His background in finance has provided a strong foundation for working with clients from all ends of the spectrum and helping them make informed decisions. Davis has focused these skills in becoming an expert in underwriting and property valuation of multi-family and mixed-use buildings through out the Chicagoland area. He has successfully completed transactions valued at over $45,000,000 on behalf of private partnerships, financial institutions, family estates, and individual owners. He has a solid track record for getting deals of all sizes and difficulty to the finish line. Davis has a bachelors of science in economics and business administration from the University of Denver.

GENE HART, BROKER

Gene joined 33 Realty's Investment Brokerage team in 2018. He specializes in middle market multifamily and mixed-use investment properties and retail leasing throughout the Chicago MSA. Prior to joining 33 Realty, Gene spent two years as a multifamily investment sales and retail leasing broker with a local firm after five years working in commercial real estate appraisal/valuation at CBRE, Inc., The Butler Burgher Group, Inc. (BBG), and Colliers, International. His background in appraisal and valuation makes him an asset to every client he works with. Gene obtained a bachelor's degree from DePaul University's Real Estate Program and is active in local real estate, neighborhood, and city organizations. Outside of work Gene is an active golfer, soccer player, skier, cyclist, and lives with his girlfriend Sara and long-haired dachshund Sierra in Chicago's Lakeview neighborhood.

MARK KURGAN, BROKER

After a career in sales management, Mark transitioned his passion, skills, and experience into the real estate industry. Mark joined 33 Realty to assist with property management, leasing, and brokerage. Having worked closely with owners, investors, developers, and tenants, Mark understands all aspects of real estate transactions. His expertise is in multifamily investment properties and condo deconversions. Having oversight of a 2000+ apartment leasing portfolio in the Chicagoland area, Mark ensures investors are maximizing their rents while minimizing vacancy. This in depth knowledge of rental demand and trends help attribute to his success. It allows Mark to recognize increased upside in a property that is generally overlooked. His clients range from first time individual buyers or sellers to professional investors. His responsiveness, integrity and firm negotiation skills ensure his clients meet or exceed their goals.

BRIAN ZIVIN, BROKER

Brian has over 7 years combined experience in acquisitions and commercial brokerage. He specializes in commercial sales and development with a niche focus in the marketing and the sale of mixed use and multifamily investment properties. Over the course of his real estate career, he has worked at some of the top Chicagoland brokerages and advisors including Marc Realty, Coldwell Bankers, and Steinberg Advisors. Brian specializes in the acquisition and disposition of multifamily, mixed use, ground up development, adaptive reuse and zoning of property. He has been involved in transactions valued at over $40,000,000 and he has represented commercial developers, partnerships, family offices as well as individual owners and sellers. Brian holds a bachelor's degree in Finance with a concentration in Real Estate from the Kelley School of Business at Indiana University.

DHERECK GOMEZ, BROKER ASSOCIATE

Dhereck has 10+ years of experience in the real estate business, joined 33 Realty's commercial investment group in 2016 after working in the sales and leasing departments at 33 Realty and other agencies. Dhereck is a true Chicagoan, his work ethic, knowledge of the city, and bilingualism makes him a superb real estate broker.  In the last 2 years, with the goal to expand his career has focused on investment brokerage. His initiative, integrity, and tactfulness allow his clients to achieve or exceed their expectations.  One thing that sets Dhereck apart from other brokers is his ability to source off-market properties;  additionally, this allows his investors expansion of their portfolios without competition. Dhereck’s attitude and professional relationships will enable 33 Realty to make a permanent presence in the investment industry. Since 2018 Dhereck has closed a total  $10M in deals where he sourced and sold the buildings off-market.

CONOR MCMULLEN, BROKER ASSOCIATE

Conor joined 33 Realty's commercial investment group in August 2015 after serving six years in the US Navy. While serving in the aviation intelligence community, he learned valuable skills like data analysis and interdisciplinary collaboration. Conor puts these skills to use modeling value-add proformas that help his clients make informed decisions and sound investments. Since 2017 Conor's closed transactions total over $21M in value. He specializes in the Southside neighborhoods of Chicago and has a solid track record for getting complicated deals across the finish line. Conor has a bachelors degree in history from the University of Kentucky.

Condo Deconversions

With rising construction costs, developers cannot meet the demand for rental housing and 33 is continuing to see value in condo deconversion. 33 is well-versed in the practice of deconverting and works with a select group of lawyers and financial institutions who can expertly navigate the nuances of condo deconversion.

The 33 team brings decades of experience in the areas of receivership, REO management, and liquidation. Our practice is designed and equipped to add value in distressed real estate transactions.
