THE PROCESS

33 Realty's process for leasing luxury developments begins with a thorough assessment of current marketing activities, brand reputation, and market trends. 33 will then work with the developer to create an annual marketing and leasing plan that is within budget and utilizes a mix of traditional and new media to raise awareness, increase website traffic, and deliver qualified leads.  

Planning

33 Realty partners with developers and takes an active role in the planning process prior to breaking ground. 33 Realty can leverage proprietary rental data to expertly advise developers on proforma rental rates as well as provide constructive feedback on the proposed unit and amenity mix to ensure it aligns with the renter expectations for the neighborhood and market.

Marketing

33 Realty works with in-house or third party vendors to create marketing campaigns that deliver qualified leads and cohesive brand messages across all channels. 33 can also advise developers on the newest marketing tactics, including but not limited to PPC, SEO, SEM, and social media marketing. To stay ahead of the curve, 33 partners with a select group of Chicago-based creative agencies to build brands, boost reputation, and beckon prospective tenants.

Leasing

Leasing sight unseen or sight "under construction" is no easy feat. 33 Realty's leasing professionals can expertly sell the features and benefits of your project while also focusing in on the resident experience. By utilizing the latest in leasing technology, 33's agents can confirm online tour bookings, text to chat with prospective renters, and send applicants all the necessary paperwork - the 100% online leasing process makes for a seamless renter experience.

Reporting

33 Realty is focused on performance and accountability. Marketing campaigns are examined on a weekly basis and adjusted as needed to boost delivery. In an effort to be transparent, developers are provided performance reports illustrating how marketing dollars are working to drive leads. 33 customizes this weekly reporting to fit the needs of each developer and strives to keep them updated weekly on all activities.

33 Realty has a dedicated team committed to providing best-in-class service to our clients and a positive leasing experience for tenants.

Leasing

Our leasing team consists of 15 experienced leasing agents, nearly all with over 5 years experience leasing apartments in Chicago and 3+ years tenure with 33. Our team is trained in sales and closing techniques and experienced in leasing luxury apartments located throughout Chicago.

Admin

33 has an internal full-time lease administration team focused on application processing, lease files and quality control across all of our rental listings. Our admin staff handles all the paperwork for the leasing team ensuring our agents can focus on what they do best, leasing!

Marketing

Our in-house marketing group is focused on creating unique marketing strategies to attract potential residents to the building and close each sale. Our team handles online marketing, print and signage, closing incentive packages, social media, public relations and more for all of our luxury leasing clients.

Leadership

The leasing team is overseen by veteran leasing manager Mark Kurgan. Mark serves as the developer's single point of contact for the entire lease-up and provides weekly updates and reporting. One of 33’s Principals is also intimately involved in each lease-up project and works side by side with Mark to ensure a smooth and efficient process for ownership. 33 was selected to lease up Spirit Investment's gut rehab project in Rogers Park. The Vivian is a unique property that blends modern amenities with vintage charm. The renovated kitchens feature Bianco Nuvolato granite countertops, soft-close Shaker cabinets and stainless steel appliances. On-site amenities include a rooftop lounge, a fitness center and yoga studio, plus a smart app-enabled laundry center.

5200 N Sheridan (The Edison)

33 was also selected to lease up Spirit Investment's gut rehab project in Edgewater. The vintage building was artfully renovated to highlight the historical charm and provide residents understated luxuries. On-site amenities include multiple resident lounges, a game room, a fitness center and yoga studio, as well as an on-site laundry center.

2448-2464 Lincoln (Duet)

33 was selected to lease up BlitzLake Partner's newest luxury apartment development in Lincoln Park. Duet is an elegant boutique building featuring the finest top-end finishes. It also has a state-of-the-art fitness center with "On Demand" classes, treadmills, and Peloton bikes. Duet offers residents on-site parking and secure bike storage. Duet is currently 97% leased.
